Concrete Contractor in Pompano Beach - Slabs Built on a Packed Base

What Pompano Beach homes need from their concrete
We're a concrete contractor based in Delray Beach, and Pompano Beach is part of the north Broward work we drive down for, just past Deerfield Beach. You get the same crew and the same order of work you'd get up in West Palm Beach. Most of our calls here are for driveways, patios, pool decks and walks around single-family homes. We also hear from condo, townhouse and business owners who need a walk, a lot or a foundation.
Many of the slabs we're asked to replace were poured fast over dirt that was barely touched, so the job here is mostly about what's underneath. We dig out, pack the base and set the slope before the pour, because that's what decides whether the new concrete stays put.
What we fix on Pompano Beach slabs
Slabs that sank
Most sunken slabs we see were poured on dirt raked flat, never dug out and packed. We dig to firm subgrade, what the slab sits on, and pack the base before we pour.
Water running toward the house
A slab that falls toward the house sends rain to the door and the garage. We check where water runs on your lot before we set forms, so the new slab carries it away.
Tops that dust and chip
A slab poured in midday heat can set too fast on top and turn dusty later. We pour in cooler hours and let it cure, the slow hardening that makes concrete strong.
Cracks in random places
Control joints are cut grooves that tell a slab where to crack. When they go in late or get skipped, the cracks wander, so we cut ours on time to give cracks a planned line.
Should I patch or replace my Pompano Beach driveway?
If your driveway or patio is level and the cracks are thin, patching or cutting out one section is usually enough, and I'll tell you so at the estimate. If it has sunk, sends water toward the house or is broken across several sections, the trouble is under the slab. A patch won't last, so we tear it out, rebuild the base and pour new.
On a new slab, the base is the part nobody sees on day one, and it's the first thing people want to cut from the budget. I'd rather you go plainer on top than skimp underneath. A stamped or decorative finish over a soft base cracks and sinks just like the old one, and the base can't be fixed later without tearing the slab out.

Pompano Beach concrete questions
What concrete work always needs a building permit in Pompano Beach?
Structural work always needs a standard building permit from the city's Building Department, whatever the job costs, so plan on one for a slab foundation or footings. No work can start until the permit is issued. The city uses one permit to cover a job's trade work, site drainage included, and the approved plans and permit card have to stay on site for every inspection. We handle the filing and the inspections, and I'll tell you at the estimate if we need a survey or your parcel number.
Do I need a city permit for a new driveway or sidewalk in Pompano Beach?
Usually, yes. The city requires a zoning or engineering permit for driveways and for work in the right of way, the public strip along the street, even when a job is exempt from a building permit. That's why I look first at where your driveway or concrete sidewalk meets the street. The department can tell you whether your job also needs a building permit, and I'll tell you at the estimate what we'll file.
Does my Pompano Beach house qualify for the House Bill 803 permit exemption?
It qualifies only if it's a single-family house outside a mapped flood zone, the Building portion of the cost stays under $7,500, and the work stays clear of structural, electrical, plumbing, mechanical and gas systems. Duplexes, condos, townhouses, multifamily and commercial properties don't qualify. Neither does any home in a flood zone that starts with A or V. Zones X, B, C and D can qualify, and you can check yours on the city's online flood zone lookup. The city's examples of qualifying work are painting, cabinets, drywall, trim and gutter repair, not new concrete, so ask the department before you count on it.
How do I file a permit exemption request in Pompano Beach?
You file it through the city's ePlan portal before any work starts, the same way you'd apply for a permit. There's no fee, but approval isn't automatic. Any electrical, plumbing, mechanical or gas sub-permit gets filed at the same time. If the request is approved, you get an acknowledgment letter that takes the place of a permit card, and you have 180 days from the date on the letter to finish the work. Exempt work still has to meet the Florida Building Code and city rules even without an inspection, and the city's exemption page walks through the steps.
How much does a new concrete driveway cost in Pompano Beach?
Your price comes from the driveway's size, how much old concrete we break out and haul off, how much digging and packing the base needs, and the finish you pick. I put it in writing after I've seen the job. A plain broom finish, the light brushed texture that gives tires and shoes grip, costs less than stamped. Rebar, the steel inside the slab that holds it together if it cracks, adds some cost on a driveway that carries cars. A city permit for the end that meets the street adds paperwork and time, and I'll account for that in your estimate.
How long does a new concrete driveway take before I can drive on it?
You can walk on a new driveway well before you can drive on it. Concrete keeps curing for days after it looks dry, and a car parked too soon can crack it. At the estimate I'll tell you how long to wait on your slab and whether a permit adds time before we start, so you can plan where to park.
